Signs Your Dock Pilings Are Rotting

The low water this year has pulled the most rot-prone part of every piling up out of the lake. Here's how to read what your exposed pilings are telling you, before a soft one lets go under load.

Where things stand (July 2026): Lake Norman is running several feet below full pond in the drought, and the Catawba-Wateree basin has been under Low Inflow Protocol Stage 2 since May 1, 2026. Your dock's whole weight, your weight, your lift's weight, a loaded boat's weight, runs down through its pilings and into the lakebed. When a piling is sound, you never think about it. When one is rotting from the inside, you usually don't find out until it's carrying the least it can, which tends to be the worst possible moment. The 2026 low water has handed every dock owner on Lake Norman a rare chance to check them the easy way, because the part that rots first is finally sitting up in the open air.

Here's what a rotting piling actually looks and feels like, and what the exposed base is telling you.

First, where pilings rot on Lake Norman

This matters, because it tells you exactly where to look. Lake Norman is freshwater, so you don't have the marine borers, the shipworms and gribbles, that chew pilings apart in saltwater harbors. What you have instead is fungal decay, plain wood rot. And fungus has one rule: it needs wood that is alternately wet and then exposed to air. Wood that stays permanently underwater has no oxygen for the fungus, and wood that stays dry up top has no moisture. The rot lives in between.

That puts the danger in two places on every piling:

  • The waterline / splash zone. The band that's wet in normal pond and dries out as the level moves. This is the number-one rot zone on the lake, and it's normally underwater where you can't see it. This year it isn't.
  • The mud line. Right where the piling enters the lakebed, oxygen and moisture meet again and rot can hollow a piling from the outside in. A piling can look fine at eye level and be soft as a sponge where it goes into the mud.

So when you inspect, spend your time at the old waterline band and down at the base. The middle-underwater and the top-dry sections are usually the last to go.

The signs, from a quick look to a real problem

  • Soft or spongy wood. The definitive test. Press a screwdriver or an awl into the piling at the waterline band and just above the mud line. Sound pressure-treated wood is hard and pushes back. If the tool sinks in, or you can dig out damp, stringy fibers, that section has lost strength. Test all the way around, not just the face you can see from the dock.
  • Deep checking and cracks. Some surface checking is normal in treated wood and mostly cosmetic. Deep cracks that run with the grain and open up wide are different, they let water into the core and give rot a path inside. Cracks packed with dark, damp, punky wood are a warning.
  • A dark, gray, or hollow-sounding band. A rot band at the old waterline often shows as discoloration, a fibrous gray surface where the treated shell has broken down, or a spot that sounds dull and hollow when you rap it with a hammer versus the sharp knock of solid wood.
  • Movement, wobble, or a new lean. Push on the dock section and watch the piling. A sound piling doesn't move at the base. A piling that rocks, wobbles, or lets the dock shift up and down has lost its grip, either the wood is failing or the lakebed around it has washed out. A new lean is the loudest signal on this list.
  • Scour and undermining at the base. With the water down you can finally see the lakebed around each piling. Look for washed-out holes, exposed footing, or a piling that's been undercut so the mud no longer hugs it. Undermining takes away the exact support the piling depends on.
  • Missing bolts, rusted brackets, crushed wood at connections. Where the frame bolts to the piling, look for rust stains bleeding down the wood, hardware pulling through, or wood crushed and splitting around a bolt. A rotting piling often shows first at its hardest-working point, the connection.

What about steel or concrete pilings?

Not every dock is on wood. If you have steel pipe pilings, use the low water to check for heavy rust scale, pitting, and thinning right at the old waterline, the same wet-dry band, plus any bending. On concrete pilings, look for spalling, where the surface flakes off and exposes rusting rebar inside, and for cracks that run vertically. The inspection zone is the same for all three materials: the waterline band and the mud line do the damage.

Sister it, or replace it?

Once you find a soft or leaning piling, the question is whether it can be reinforced or has to come out. The honest answer comes from probing it, not eyeballing it:

  • Surface issues, sound core. Checking, weathering, or a thin skin of rot over solid wood can often be left in service or reinforced, depending on the loads it carries.
  • Soft through a section, or rotted at the mud line. A piling that's soft in the middle or gone at the base has lost the strength the dock leans on. That usually means sistering a new post alongside it, or a full piling replacement. A piling that's rotting at the mud line is the most deceptive of all, because it can look perfect above the surface right up until it folds.

The reason to deal with it now rather than after the lake refills is simple money: a piling repair you can wade to today becomes a barge-and-diver job once the water is back over it. Common questions about rotting pilings

How do I test whether a piling is rotten?
Probe it with a screwdriver or awl at the waterline band and just above the mud line, all the way around. Hard wood that pushes back is sound. If the tool sinks in or digs out soft, stringy fibers, that section has lost strength and needs a closer look.
Where do pilings rot first on Lake Norman?
On a freshwater lake it's fungal rot, not saltwater borers. It hits the waterline / splash zone and the mud line hardest, because those spots cycle between wet and dry. The permanently submerged and permanently dry sections last much longer.
My dock looks fine above the water. Can the pilings still be bad?
Yes. The classic failure is a piling that's sound at eye level but rotted at the mud line, where you can't normally see it. That's why the low water is so useful this year, and why the screwdriver test at the base matters more than a look from the deck.
Does a leaning dock mean a bad piling?
Usually. A new or worsening lean points to a failing piling or a scoured, undermined footing. Stop loading that section and have it checked, because a lean means the load path is already compromised.
Can rotten pilings be fixed without replacing the whole dock?
Almost always. Bad pilings are commonly sistered with new posts or replaced individually while the rest of the dock stays. What's needed depends on how many are soft and where. A free on-site probe while the water's down tells you exactly.
